Siren.

A place to begin

A closer look at Siren.

A proposed purpose-built rental community with ground-floor commercial space in downtown Kelowna.

Set beside Fifth Avenue’s Nolita and Delano developments, Siren is conceived for a walkable downtown lifestyle. The planned mix of homes and street-level commercial space brings everyday living into the same urban setting.

The community is designed with students, faculty and professionals in mind, responding to UBC Okanagan’s planned downtown campus expansion.

Demand drivers to understand

What brings people here.

Public evidence, with our interpretation of its relevance to the project.

Academic activity

Academic activity with a wider reach

UBC’s September 2026 update describes downtown teaching space for Nursing, Social Work and Management, alongside continuing construction. The potential audience extends beyond students to educators and professionals connected with these programs.

What this means for SirenSiren is positioned for a mix of residents who value downtown living. Academic activity is one possible demand driver within a broader urban rental thesis, rather than the sole basis for it.

UBC downtown update
Urban growth

Housing within the urban centre

Kelowna’s planning framework identifies long-term housing needs and a role for its urban centres, including downtown. Housing, services and employment are part of that wider direction for how the city grows.

What this means for SirenSiren’s central setting offers a way to participate in downtown life through renting. The appeal is proximity and convenience for people who prefer an urban routine.

City of Kelowna planning context
Residential fit

Homes connected to street life

The public concept brings rental homes above commercial space, beside Fifth Avenue’s Nolita and Delano developments. It pairs a residential community with the potential for activity at street level.

What this means for SirenThe positioning combines a long-term rental home with a walkable downtown lifestyle. The eventual commercial mix and daily experience will shape how that proposition feels to residents.

Public project concept

What we’re watching.

Long-term housing need can coexist with near-term competition. Kelowna’s planning review records substantial new rental construction, and UBC’s downtown project includes housing of its own. Competing supply, campus timing and achievable rents all need to support Siren’s case.
