Villa V Bali.

A different rhythm

Private space.
Open-air living.

A hillside villa collection on Bali’s south-west side, north of Pererenan and Canggu.

The public design brings private pools, rooftop pavilions and connected living spaces into a terraced hillside setting. Its two-, three- and four-bedroom homes offer different ways to gather, retreat and spend time outdoors.

Fifth Avenue Properties and local development partner Royal Bali Group bring together the collection. Start with the place and the design; explore the delivery plan and proposed operating arrangements with the team.

From demand to design

How Villa V fits.

    Bali as a travel destination

Visitors with different reasons to travel, seasons and lengths of stay.

  2. The potential guest

People looking for their own space

Couples, families and small groups considering a private-villa stay.

  3. The proposed response

A home with an outdoor rhythm

Private living spaces, pools and places to gather under cover.

Proposed positioning · local demand to be tested

Investment thesis / public summary

A private retreat, connected to the wider island.

The thesis to explore is the fit between a distinctive villa experience and the people choosing Bali. Privacy and shared living space are the proposed starting points. The strength of the case will depend on the exact location, comparable guest demand, delivery and the quality of day-to-day operations.

Demand drivers to understand

What makes a stay worth choosing.

Public context, with our interpretation of its relevance to Villa V.

Destination demand

A destination with different travel rhythms

BPS reports Bali’s international arrivals and accommodation occupancy each month. Its latest release shows why visitor volume, seasonality and accommodation type should be read together. Island-wide tourism is context, rather than a measure of demand for an individual villa.

What this means for Villa VThe question is which guests would choose this home and this setting—and what comparable villas show across a full year.

Guest experience

Space to share. Room to retreat.

A villa stay can appeal to people who want shared living space alongside private bedrooms. Villa V’s proposed mix of enclosed rooms and outdoor areas offers a product to evaluate for different party sizes and lengths of stay.

What this means for Villa VThe positioning centres on the experience of the whole home: privacy, a place to gather and an outdoor routine. Local booking evidence still needs to support that fit.

Operating quality

The stay depends on the details

An attractive design is one part of the proposition. Housekeeping, maintenance, arrival arrangements and guest support shape how a home works in practice. The operating plan needs to connect those services to the intended guest experience.

What this means for Villa VA useful next step is to understand who manages the home, what the service covers and how owner use fits alongside guest stays.

What we’re watching.

Destination popularity does not establish a villa’s operating performance. Local competition, seasonality, servicing costs, access and the delivery programme need to support the proposition. Hotel occupancy should not be used as a forecast for Villa V. The exact property rights and operating terms belong in the detailed project review.
